Augusta, GA Cash-Out Refinance: Pay Off High-Interest Debt
Most Augusta paychecks are steady ones: the post, the hospitals, the schools, the drive across the river to the Savannah River Site. The house payment works. The problem is everything piled on top of it, like the card minimums, the car note and that personal loan from a couple of summers ago. That's what leaves you short a week before payday.
If you're looking into a cash-out refinance in Augusta, GA, or in Evans, Grovetown, Martinez or over in North Augusta, this page answers one question. Would using some of your home equity to pay off the high-interest debt actually leave you more money at the end of the month, or should you leave the house alone?
I'm Jim Duffy with ALCOVA Mortgage. I'm licensed in Georgia, South Carolina and Florida, so homes on both sides of the river are covered. For the statewide picture, start with Georgia cash-out refinance for debt consolidation.
Good CSRA jobs, and the money's still gone before payday
Look at who signs the checks around here. Fort Gordon is the region's biggest employer, with 31,874 military, civilian and contractor employees, per the Alliance for Fort Gordon. Augusta University counted 6,735 employees in its latest report, and Piedmont Augusta, the old University Hospital, has more than 4,000. Add AU Health, the Richmond County schools, the Charlie Norwood VA Medical Center, Plant Vogtle down in Waynesboro, and the Savannah River Site crowd that crosses the river every morning.
If you work at one of those places, the income usually isn't the problem. The problem is how much of every check is already claimed before it lands: the mortgage, the car, insurance, and then four or five card minimums that barely move the balances. That's what is sucking you dry every month, not the job.
It works the same whether you're up on the Hill in Summerville, out in West Augusta, in a newer build in Grovetown, or down in Hephzibah. CSRA home equity debt consolidation comes down to one test: once the high-interest balances are paid off with equity, is there more money left each month, or less?
Fort Gordon households: orders and a low rate come first
You'll still hear both names, because the post was briefly Fort Eisenhower from 2023 to 2025 before the Army changed it back to Fort Gordon. It's home to the Cyber Center of Excellence, Army Cyber Command, and the NSA Georgia Cryptologic Center, which Georgia Trend says employs at least 4,300 people. Plenty of those families live in Grovetown, the shortest drive to the gates, or in Evans and Martinez.
If a PCS or a sale could come in the next year or two, a new long loan to clear the cards may not have time to pay for itself. Divide the closing costs by what the estimate frees up each month, and that's roughly how many months it takes to break even. If you'll be gone before then, it's probably a no. That's one of the big warning signs in when not to cash-out refinance.
If you have a VA loan with a low rate, look at keeping it and paying off the cards around it before you think about replacing it. A home equity loan or HELOC is a second loan that leaves your first mortgage and its rate alone, while a VA cash-out refinance replaces your current loan with a new one, and how much you could borrow that way depends on VA rules and the lender. ALCOVA can set up a home equity loan or HELOC as a second loan behind a VA first mortgage once you've built up enough equity, which can take a while since most VA loans start out at or close to 100% financing.
Augusta list prices cooled this year, so check your equity
Long-time owners have likely built real equity: Jeffrey Humphreys of UGA's Selig Center wrote in Georgia Trend that early-2026 Augusta home prices were 72% above their pre-COVID peak.
But Realtor.com's August 2026 report for the Augusta area showed:
Median list price: $315,000, down 2.7% from last August
Active listings: about 2,900, up 19.9%
Median days on market: 72, up 24.1%
Listings with a price cut: 19.5%
Those are list prices, not sale prices, and your house isn't a median. An appraiser decides what yours is worth. Put a conservative value in the estimate and leave a cushion of equity after any payoff. If clearing the cards only works when you borrow nearly every dollar, stop there.
Replace the mortgage, add a second, or keep the house out of it
Cash-out refinance. Your current first mortgage is paid off and replaced with a new, bigger one. The cards can be paid off from the difference at closing, if the loan is set up that way and underwriting approves it. After that you have one house payment. It fits when your current rate isn't one you'd miss.
Home equity loan or HELOC. Your first mortgage stays exactly as it is, and a second loan goes in behind it. Rolling the cards into a second loan like this makes sense when your first-mortgage rate is the cheapest money you've got.
Skip the equity. If the estimate barely moves your month, if orders are coming, or if the cards would just fill right back up, don't put that debt on your home.
Whichever way you go, once equity pays off those balances, they're secured by your house. Miss the payment and the home is at risk. More money each month also isn't the same as less total interest, because a longer term can cost more in the end.
How an Augusta, GA cash-out refinance would change your month
The FreeUpCashFlow calculator puts what you pay now on the debts you want gone next to one illustrated new payment, using your rough home value and what you still owe. Leave out anything that's about to be paid off anyway, like a car loan with a few payments left. Your answer is on the "Freed up each month" line.
Estimate, not a quote. The real figure moves once closing costs, taxes, insurance, credit, the appraisal and program rules are counted. An Augusta GA refinance to pay off credit cards only makes sense if the freed-up amount matters to you and you're OK with that debt being tied to your home.
Georgia closing costs and paperwork to expect
A Georgia attorney is part of your closing. The Georgia Supreme Court held that preparing a deed and handling its signing is law practice reserved for licensed Georgia lawyers, and a later opinion ruled out "witness-only" closings, where a lawyer just watches papers get signed.
Georgia also charges an intangible recording tax on long-term notes secured by real estate: $1.50 for each $500 of the note, capped at $25,000 per note, and the lender can pass it on to you, per the Georgia Department of Revenue. On a refinance, how much of the new note gets taxed depends on the details, so go by your closing attorney's figure.
Keep your homestead exemption on file, too. Georgia generally requires that you owned the home and it was your legal residence as of January 1, so check with the Richmond or Columbia County tax office. In North Augusta or Aiken, it's a South Carolina closing, and an attorney is involved there too.
An Augusta story from the rental side
Fairly recently I helped a couple here in Augusta who are pretty new to real estate investing. I'll be straight with you: this one was a rental, not a debt payoff. Same idea underneath, though.
They fixed up their first investment property, and I mean really fixed it up. That raised the value, and the equity went right up with it. Rather than let that equity sit idle, we did a cash-out refinance and put long-term financing on the house. The cash flow still worked well, and they pulled out enough to pay cash for their next property. That was pretty impressive. Once they finish fixing that one up, we plan to finance it too.
That's equity working for you instead of sitting there, and it's building their wealth fast.
If you've got equity in your home and card balances you're tired of carrying, it's the same idea: put that equity to work on debt elimination and stop handing so much interest to the banks every month.
Every situation is different, and investment property loans have their own guidelines.
Hold off if any of these fit
Wait, or pick a different route, if:
PCS orders or a sale could land in the next year or two
Your income is in the middle of a change, like a separation from service or a new job across the river
Even with honest numbers, the estimate barely changes your month
Paying off the balances would take nearly all the equity you have
Nothing about the spending changes, so the cards would fill right back up
If the math says no, that's a good answer to get before you sign anything.

Run the FreeUpCashFlow estimate with the balances from your latest statements. It's an estimate, not a quote.
If the monthly difference is worth a call, we'll go over keeping your first mortgage versus replacing it, how much equity to leave in the house, and how your timeline fits.
Nothing here is a rate, an approval or a loan offer. Those come only after a lender reviews your credit, income and home.
FAQ
Should I cash out if I might PCS from Fort Gordon in the next two years?
Maybe not. If you sell or move before the monthly savings cover the closing costs, the loan never pays for itself. Divide the closing costs by what the estimate frees up each month and compare that to how long you expect to stay.
I have a low-rate VA loan. Do I have to replace it to pay off cards?
Not necessarily. A home equity loan or HELOC is a second loan that can leave your VA first mortgage and its rate in place while you pay off the high-interest balances. Whether it works depends on how much equity you've built, your numbers, qualifying and loan approval.
Is an attorney involved when I refinance in Georgia?
Yes. A Georgia attorney is part of your closing. Georgia Supreme Court rulings keep deed work and closings with licensed Georgia lawyers, and a lawyer can't take part only as a witness.
I live in North Augusta or Aiken. Can you still help?
Yes. I'm licensed in South Carolina as well as Georgia and Florida, so homes on the South Carolina side of the river are in-license. South Carolina closings involve an attorney too.
Is the FreeUpCashFlow number a quote?
No. It's an estimate, not a quote: an illustrated comparison, not a commitment to lend, an application or a rate offer. Actual terms come after your credit, income, home, closing costs and program guidelines are reviewed.

It's free. If the freed-up amount is big, give me a call. If it's small, you just saved yourself the paperwork.

Compliance: Estimate only: not a rate quote, commitment to lend, application, or offer of credit. Estimates on this site are illustrations, not quotes. All loans subject to credit approval, income and property verification, and program guidelines. Paying off credit cards or other consumer debt with a mortgage or home-equity product secures that debt with your home. Miss a payment and the home is at risk. Estimates compare current monthly payments to an illustrated new payment and do not show total interest over the life of the loan, which may be higher when balances are spread over a longer term.
