Columbus, GA Cash-Out Refinance: Free Up Your Monthly Cash
Plenty of families in Midtown, north Columbus, Midland and Fortson bring home a steady check and have a mortgage they can handle. The trouble is everything that piles up on top of that mortgage: the car note, card minimums that never seem to drop, maybe an old personal loan. That's what is sucking you dry every month, and it's why you're short again a week before payday.
If you're weighing a cash-out refinance in Columbus, GA, this page helps with one decision. Would pulling some equity out of your home to wipe out the high-interest debt leave you with more money each month, or is the house better left alone? That's the point of debt elimination: a month that feels different.
I'm Jim Duffy, Branch Partner with ALCOVA Mortgage, and my licenses cover Georgia, South Carolina and Florida. The statewide version of this page is Georgia cash-out refinance for debt consolidation.
Who signs the checks in Columbus
Columbus runs on steady paychecks. The city's latest Principal Employers table (fiscal year ended June 30, 2025), as counted down by the Columbus Times on Oct. 10, 2026, puts Fort Benning at 42,487 people. Then come the Muscogee County School District at 4,617, Piedmont Columbus Regional at 3,080, Aflac at 2,900 and Columbus Consolidated Government at 2,894. TSYS is at 2,600; its card-processing business was sold to FIS in January 2026, though the riverfront campus still carries the TSYS name. Pratt & Whitney is at 1,850.
Jobs like those don't usually leave a family short on income. What leaves them short is how much of each check has a name on it before the deposit even clears.
Leaving the Army but staying in Columbus? Time the refinance right
Fort Benning has about 13,500 soldiers. About 2,000 transition out each year, and nearly 40% of them stay in the area, according to the Greater Columbus Georgia Chamber's Choose Columbus. Veterans make up about 1 in 10 residents. (The post was called Fort Moore from 2023 to 2025, and the Army restored the Fort Benning name in March 2025.)
If you're staying, timing matters, because your income changes when you get out. Military pay turns into a civilian paycheck, sometimes with a gap in between. The new Puckett Workforce Development Center, run by Columbus Technical College just outside the gates on Fort Benning Road, started classes Aug. 10 to help soldiers land local jobs, the Ledger-Enquirer reported.
So don't refinance while your income is still changing. A lender looks at the income you can document when you apply, and the math has to work on the new paycheck, not the old one. For Fort Benning homeowners thinking about debt consolidation, the order is simple: get the civilian job, let it settle, then run the estimate.
If there's a real chance you'll sell in the next couple of years, a new loan may not earn back its closing costs before you move. That math is laid out in refinance break-even for debt consolidation.
A VA cash-out refinance is its own topic with its own rules, so I'm keeping it off this page. If you bought with a VA loan and put little or nothing down, there may not be much equity yet. A home equity loan or HELOC behind that VA mortgage only becomes possible once you've built enough.
Georgia side or Alabama side? Why it matters here
Cross a bridge over the Chattahoochee and you're in Phenix City, Alabama. Lots of people treat it as one town, but for a mortgage it's two states, and I'm not licensed in Alabama.
That means this page, and any help from me, is for homes on the Georgia side: Columbus and the rest of Muscogee County, including Midtown, north Columbus and Midland, plus Harris County communities like Fortson, Cataula and Hamilton. If your home is in Phenix City, Smiths Station or anywhere else in Alabama, this page doesn't fit your house, and you'll want a lender licensed in Alabama.
What Columbus home prices did this year
Columbus prices have been steady, not soaring. The median listing price for the Columbus, GA-AL metro was $280,525 in September 2026, per Realtor.com data published on FRED. It was $284,900 in May, $285,500 in June, $285,283 in July and $279,450 in August, basically flat.
Those are asking prices, not sale prices, and the metro figure includes the Alabama side. Over the longer run, UGA economist Jeffrey Humphreys noted in Georgia Trend that Columbus-area home prices have gained less since before the pandemic than any other Georgia metro.
So don't count on the kind of equity a friend in Atlanta or Savannah might have. An appraiser, not a metro median, decides what your house is worth. Use a cautious value in the estimate and leave some equity in the house after the payoff. If the cards only get cleared by borrowing close to every dollar, that's your sign to stop.
Three ways to use (or not use) the house
Cash-out refinance. A new, larger first mortgage pays off the one you have now. The cards can be paid off from the difference at closing, if the loan is set up that way and underwriting approves it. You end up with one house payment, and it's worth considering when you wouldn't miss your current rate.
Home equity loan or HELOC. Your first mortgage stays put, and a second loan sits behind it. If your first-mortgage rate is still the cheapest money you have, a Muscogee County home equity loan to pay off credit cards can make more sense than giving that rate up. That's working around the mortgage instead of replacing it.
Leave the house out of it. Keep the debt off your home if the estimate hardly helps, if your income is about to change, or if the cards would end up maxed out again.
With either loan, once your equity pays off those balances, your house secures that debt. Miss the payment and the home is at risk. And keeping more each month doesn't mean paying less interest in total. A longer payoff can cost more by the end.
Run the estimate on today's paycheck
Put in your rough home value, what you owe on the house, and the debts you'd want gone, and the FreeUpCashFlow calculator compares today's payments to one illustrated new payment. A car loan that ends in a few months doesn't belong in there. Use the paycheck you actually have, not the one you're hoping for. Then read the "Freed up each month" line.
Estimate, not a quote. Your real number will change once closing costs, Georgia taxes, insurance, your credit, the appraisal and program rules come into it. A Columbus, GA refinance to pay off debt earns its keep only when that monthly number is big enough to notice, and when you accept that the debt now rides on your house.
What a Georgia closing includes
A Georgia attorney is part of your closing. Georgia law, through the Supreme Court's 2003 ruling on unauthorized practice and Formal Advisory Opinion 13-1, keeps real estate closings with licensed Georgia lawyers, and it rules out "witness-only" closings, where a lawyer just watches papers get signed.
Expect one Georgia tax line on the closing statement too. The Georgia Department of Revenue sets the intangible recording tax on long-term notes secured by real estate at $1.50 for each $500 of the note (or part of $500), with a $25,000 cap per note, and lenders are allowed to pass it to the borrower. Refinances get their own treatment, so the number to trust is the one your closing attorney gives you.
A Fort Benning story
A while back I worked with a military couple at Fort Benning who got relocation orders. I believe they were headed to Houston.
Their plan was to sell the house so they could qualify for another VA loan at the new duty station.
I'd helped them buy that home with a VA loan a few years earlier. Back then we talked about some credit card debt that was just hanging around. They worked hard and paid it all off.
Now they wanted to keep the house as a rental that brings in cash flow.
So we ran the numbers, and I pulled their certificate of eligibility. They had enough entitlement left for 100% financing on a second VA loan. No down payment on the next home.
They were surprised. They didn't know you could have two VA loans.
They kept the house, added that cash flow, and it's helping them build their net worth. I was happy to help with that.
Every situation is different, and your eligibility and numbers may not look like theirs.
"Jim Duffy was incredibly helpful and attentive throughout the entire process. A final military move, paired with a retirement and run up process for a second career was daunting to say the least but the mortgage part of the new home barely registered as a stressor thanks to Jim. Would absolutely recommend him to friends and family!!"

Not the right time if…
It makes sense to wait, or look at another option, if:
You're still out-processing or still looking for work
A sale or move could happen within the next couple of years
The house is on the Alabama side of the river
Honest numbers show only a small change in your month
Clearing the balances would eat up nearly all your equity
Your spending habits haven't changed, so the cards would just climb again
Hearing no from the math before you sign is a good outcome.
Who I can help, Georgia side only (licensed in GA, SC, FL)
I'm Jim Duffy, Branch Partner at ALCOVA Mortgage, NMLS #35122. ALCOVA Mortgage, LLC is NMLS #40508. I'm licensed in Georgia, South Carolina and Florida only, which covers homes in Columbus, the rest of Muscogee County and Harris County, but not Alabama.
Pull up your latest statements and run the FreeUpCashFlow estimate. It's an estimate, not a quote.
If the monthly difference is worth a call, we'll talk about keeping or replacing your first mortgage, how much equity to leave, and whether your timing is right.
This page can't give you a rate, an approval or a loan offer. A lender has to review your credit, income and home first.
FAQ
I'm getting out of the Army soon. Should I refinance before or after?
Usually after. A lender reviews the income you have when you apply, so it's cleaner once your civilian paycheck is steady and documented.
I live in Phenix City. Can FreeUpCashFlow help?
Not with an Alabama home. I'm licensed in Georgia, South Carolina and Florida only. If you own a home on the Georgia side, in Columbus or Harris County, I can help with that one.
Do Georgia refinances need a closing attorney?
Yes. A Georgia attorney is part of your closing, and your closing attorney gives you the final figures. Under Georgia Supreme Court rulings, closings stay with licensed Georgia lawyers, and a lawyer who only watches the signing doesn't count.
My house hasn't gone up much. Can I still use equity?
Maybe. It depends on the appraisal, what you still owe and the loan's limits. The calculator shows whether your month actually moves.
Can I take the calculator's number to the bank?
No. What you see is an estimate, not a quote: a side-by-side illustration, with no application, lending commitment or rate offer behind it. Actual terms show up later, once your credit, income, home, closing costs and the program's guidelines are checked.
Curious what paying off the cards would do to your month?
Run the FreeUpCashFlow calculator → (estimate, not a quote)
It's free. If the freed-up amount is big, give me a call. If it's small, you just saved yourself the paperwork.
