Cash-Out Refinance in Fort Myers, FL: Pay Off the Cards

October 14, 2026•10 min read

A lot of families in Fort Myers and Cape Coral have good jobs and a mortgage they can handle. What wrecks the month is everything that comes on top of the mortgage: the insurance escrow, the flood policy if you need one, and card minimums that hardly touch the balances. By the third week the account is thin again, and it feels like the paycheck was gone before it ever showed up.

If you're weighing a cash-out refinance in Fort Myers, FL, or anywhere from Cape Coral and Lehigh Acres to Estero, North Fort Myers and Gateway, here's what this page is for. It helps you figure out whether pulling some equity out of the house to wipe out the high-interest debt would really leave you with more money each month, or whether the house should stay out of it. That's what debt elimination is supposed to do: change how the month feels, not just move the balances around.

I'm Jim Duffy with ALCOVA Mortgage, and Florida, South Carolina and Georgia are where I'm licensed. The statewide version of this page is Florida debt consolidation refinance.

Lee County paychecks are solid. The bills are heavier.

Southwest Florida paychecks are real. On the FGCU Regional Economic Research Institute list updated March 16, 2026, Lee Health leads with 16,506 employees, then Lee County schools at 12,264 and Publix at 10,445. Add the trades, construction and FGCU-area employers.

Working for one of those employers usually means the paycheck itself is fine. What hurts is how little of it is left once the fixed bills hit: the house, the car, the homeowners policy, and four or five card payments that never seem to shrink. Those payments are what's sucking you dry every month, not the job.

It doesn't matter much whether you're in Fort Myers proper or out in Lehigh Acres. A Fort Myers debt consolidation refinance, or using Cape Coral home equity to pay off credit cards, gets judged the same way: after the cards are gone, do you keep more of each paycheck or not?

Your real house payment includes the insurance bill

In Lee County, the house payment isn't only principal and interest. Homeowners insurance averaged about $3,576 a year as of March 2026, according to an Insurance Information Institute analysis of state data reported by Gulfshore Business. That was down 1.5% from March 2025, which helps a little, but it's still one of the biggest lines in your escrow. Flood coverage is a separate bill where it's required, and it isn't part of that homeowners average.

Here's the trap. A new loan can shrink principal and interest, and then the next insurance renewal pushes the escrow right back up. If that happens, the month didn't get any better. Any Lee County cash out refinance debt estimate has to use the whole housing payment. For your own house, the number that counts is on your renewal notice.

How much equity is really there? Start with Lee County sales

If you've owned for a while, there may be real equity in the house. Lee County single-family sales in August 2026, from the Florida Realtors / MLS monthly detail:

  • Closed sales: 1,218, up 2.8% from August 2025

  • Median sale price: $380,000, up 2.7%

  • Average sale price: $511,987, up 7.3%

  • Active listings: 6,512, down 15.5%

  • Months of supply: 5.2, down 24.6%

A county median tells you about the market, not about your street. Your appraisal sets the value. Use a lowball number in the estimate, and make sure some equity is still sitting in the house after the cards are paid. If the plan only works by borrowing almost everything, that's your answer.

Three choices: new first mortgage, a second loan, or nothing

Cash-out refinance. The loan you have now gets paid off by a new first mortgage for a larger amount. The cards can be paid off from the difference at closing, if the loan is set up that way and underwriting approves it. You're left with a single house payment. This makes the most sense when you wouldn't miss your current rate.

A home equity loan or HELOC. You keep your current first mortgage, untouched, and add a second loan behind it to roll in the cards. That's usually where to look first when your first-mortgage rate is the cheapest money you have. If you bought or refinanced in 2020-22, there's a good chance that rate is worth protecting. More on that in Don't Replace Your Mortgage. Restructure Around It.

Leave the equity alone. Don't move the debt onto the house if the estimate barely helps, if an insurance renewal is coming and you don't know the new price, or if the cards would end up full again.

No matter which one you pick, debt paid off with equity becomes debt secured by your home. If you miss payments, the home is at risk. And keeping more cash each month doesn't mean paying less interest overall. Spreading balances over more years can cost more by the time it's paid off.

Running the numbers on a Fort Myers cash-out refinance

The FreeUpCashFlow calculator lines up what you're paying today on the debts you want gone against one illustrated new payment, based on a rough home value and your loan balance. Skip any debt that's about to be paid off on its own, like a car loan that's nearly done. The result shows on the "Freed up each month" line.

Run the cashflow estimate →

Estimate, not a quote. Your final number will shift once Florida taxes, closing costs, insurance, your credit, the appraisal and program rules are added in. A Fort Myers cash-out refinance is only worth doing if the freed-up amount is big enough to matter to you and you're comfortable with that debt being tied to your home.

Florida closings: a title company, not an attorney, but real taxes

Florida is a title state. Your closing runs through a title company, not a closing attorney the way it does in South Carolina and Georgia. The closing package still carries real Florida costs.

Florida charges a documentary stamp tax on notes and mortgages at $0.35 per $100 (or fraction), per Fla. Stat. §201.08 and the Florida Department of Revenue. There's also a nonrecurring intangible tax of 2 mills ($0.002) on obligations secured by Florida real property, paid when the mortgage is recorded, and the lender can pass it to you (Florida DOR). How much of a refinance gets taxed depends on the details, and your closing documents will show the actual amount.

A Florida story from the all-in side

Late last year I worked with a past client who wanted to quit what they were doing, move to Florida and get into real estate investing and flipping full-time. I'll be straight with you: this one isn't a cash-out refinance or a debt payoff, and it's not something I recommend for everyone.

I suggested they keep their paycheck coming until they had their first few deals done. They wanted to go all in. So they sold their home in Georgia, moved down, rented a place in Florida, and put the sale proceeds plus their savings to work. In about 12 months they've bought six properties. They're about to close on the sale of the first two, and the third should sell by the end of November. Once those three are fully rehabbed and sold, they're projecting about $200,000 net from them. That's their projection, and extra fees or a slower sale on the third house would mean holding costs and less in their pocket.

It took a lot of work and a lot of stressful nights, but they're making it work. That's the extreme version of cashing out your equity to follow a dream. If you've got equity in your Fort Myers home and card balances sucking you dry every month, the same idea works on a much smaller scale: put that equity toward debt elimination and get your month back.

Every situation is different. Flipping carries real risk, and investment property loans have their own guidelines.

Times to hold off

It's smarter to wait, or try another route, if:

  • You expect to sell or move within a year or two

  • Your income is changing right now

  • A homeowners or flood renewal is coming and you don't know the new price yet

  • You plug in honest numbers and the freed-up amount is small

  • Paying off the cards would use up almost all your equity

  • Your spending won't change, so the cards would climb right back up

A no from the math is worth having before you sign anything.

  1. Run the FreeUpCashFlow estimate using the balances on your most recent statements. It's an estimate, not a quote.

  2. If the monthly difference is worth a phone call, we'll talk through keeping your first mortgage or replacing it, where insurance and escrow land, how much equity to leave alone, and how long you plan to stay.

  3. This page doesn't give you a rate, an approval or a loan offer. You'd only get those after a lender checks your credit, income and home.

FAQ

My homeowners insurance just went up. Should I still cash out?

Maybe not yet. If the renewal just jumped or another increase is on the way, run the estimate with the new escrow amount in it. A cash-out that frees money on paper and then loses it to a bigger insurance bill doesn't help you. Get the renewal figure first, then deal with the cards.

Do I need an attorney to refinance in Florida?

No. Florida is a title state, so a title company handles your closing with the lender. South Carolina and Georgia are the ones that use a closing attorney. Documentary stamp and nonrecurring intangible taxes still show up on the closing documents where they apply.

Does this page cover Cape Coral and Lehigh Acres?

Yes. It covers all of Lee County: Cape Coral, Lehigh Acres, Estero, North Fort Myers, Gateway and Fort Myers itself. The cash-flow test is the same everywhere.

Can I use equity to pay off cards and still keep my first mortgage?

Yes. A home equity loan or HELOC leaves your first mortgage and its rate where they are, and the second loan pays off the high-interest balances. It works best when your first rate is worth keeping. Whether it fits depends on your equity, your numbers, qualifying and loan approval.

Is the calculator result a quote I can count on?

No. The calculator gives you an estimate, not a quote. It's an illustrated side-by-side, and it isn't an application, a commitment to lend or a rate offer. Real terms only exist once your credit, income, home, closing costs and program guidelines have been reviewed.

Curious what paying off the cards would do to your month?

It's free. If the freed-up amount is big, give me a call. If it's small, you just saved yourself the paperwork.

Compliance: Estimate only: not a rate quote, commitment to lend, application, or offer of credit. Estimates on this site are illustrations, not quotes. All loans subject to credit approval, income and property verification, and program guidelines. Paying off credit cards or other consumer debt with a mortgage or home-equity product secures that debt with your home. Miss a payment and the home is at risk. Estimates compare current monthly payments to an illustrated new payment and do not show total interest over the life of the loan, which may be higher when balances are spread over a longer term. These posts explain the thinking. The calculator shows whether it even matters for your month. Home value, mortgage, the debts you would roll in. Takes a minute. It is an estimate, not a quote.
