Myrtle Beach Cash-Out Refinance: Pay Off High-Interest Debt

October 05, 2026•10 min read

The paycheck is steady. The mortgage still works. You still run short before the next deposit, because high-interest card payments keep leaving with most of what you send them going to interest.

Below, you'll see whether a cash-out refinance in Myrtle Beach, SC, or a smaller second loan, would clear those balances and put money back in your month. It also shows when to leave the equity alone. For the statewide picture, see South Carolina cash-out refinance for debt consolidation.

Money that goes to card interest isn't going to your family, your savings, or anything else you actually care about.

Quick intro: I'm Jim Duffy, and I do mortgages at ALCOVA Mortgage. South Carolina, Georgia and Florida are the three states I'm licensed in.

Year-round on the Grand Strand, and still short by mid-month

The Grand Strand economy runs on visitors. Tourism Works for the Grand Strand reports that 17.8 million visitors spent $13.3 billion in the Myrtle Beach area in 2025 across 14 communities in Horry and Georgetown counties. About 21% of Horry County's labor force works in hospitality. CCU economists estimate 80% of local tourism jobs are year-round, full-time. Households still feel income move with the season: hospitality, retail, golf, rentals, trades.

Card minimums and car payments do not take the off-season off.

That is the cash-flow problem this page is about. Not condo investors. Year-round owners in Carolina Forest, Socastee, Surfside Beach, Conway, North Myrtle Beach, and around The Market Common (the former Myrtle Beach Air Force Base closed in 1993; Market Common opened in 2008) who make decent money and still feel squeezed when high-interest debt hits every month on a fixed schedule.

The Myrtle Beach-Conway-North Myrtle Beach metro was the #2 fastest-growing U.S. metro from July 2024 to July 2025, up +3.2% to 427,551 people (U.S. Census Bureau, Vintage 2025). Growth does not fix the month if the cards never go lower. Schools, Coastal Carolina, Tidelands Health, Conway Medical, Grand Strand Medical, McLeod Health: real Horry County paychecks. Income can be fine. Cash flow is what is still yours after every bill that cannot wait.

What your coastal house payment really includes

On the coast, the number that leaves every month is bigger than principal and interest. Escrow usually covers taxes, homeowners insurance, and, depending on where you sit, flood coverage. Compare the whole housing payment to what you pay now on the cards, not just the P&I line.

South Carolina gives a 4% legal-residence assessment ratio for your primary home. Apply through your county assessor (SCDOR). Make sure yours is on file. That tax bill feeds escrow. Escrow feeds the month.

No premium quotes. No tax dollar examples. A Grand Strand debt consolidation refinance only makes sense when the full housing payment plus the debts you'd pay off leave more cash in the month than you're living with now.

Single-family and condo values aren't telling the same story

Don't assume the equity number in your head is still right. Medians aren't your house. The appraisal decides. Leave a cushion.

SCR August 2026 figures for Myrtle Beach ZIPs 29572 / 29577, via MyHorryNews: single-family median $550,000 (vs $515,000 in August 2025); condo median $199,000 (vs $224,950); Carolina Forest single-family $490,950 (vs $437,000). Coastal Carolinas Association of Realtors CEO Laura Crowther called Myrtle Beach single-family a "stabilization," with the condo market tougher. Single-family up, condo down. Equity is not a given. Condo financing rules are their own conversation, and there are no program claims here. Start with an honest value and balance, then see if a Horry County cash out refinance, or a second loan, even moves the month.

Cash-out, a second loan, or leave the equity alone

Three paths. Compare them against your actual month, not a product pitch.

Cash-out refinance. Your current first mortgage is paid off and replaced with a new, larger one. The cards can be paid off from the difference at closing, if the loan is set up that way and underwriting approves it. After closing, there's a single mortgage payment. This fits when your current rate isn't one you'd miss and the new payment still leaves you more each month.

Myrtle Beach home equity loan to pay off credit cards, or a HELOC. Your first mortgage stays exactly as it is, including a low 2020-21 rate if you have one, and a second loan goes in behind it. Look here first when your first-mortgage rate is the cheapest money you've got.

Skip the equity. If the estimate barely changes your month, if it would wipe out your equity cushion, if you're about to sell, or if the cards would just fill back up, don't add debt to the house.

Whichever way you go, once those balances are paid with equity, they're owed against your house. Fall behind and the home is at risk. A lower monthly payment also isn't the same as paying less interest. Stretching balances over a longer term can cost more in the end.

What a cash-out refinance in Myrtle Beach, SC would do to your month

Before you talk to any lender, line up three things: what you pay each month on the debts you want gone, a rough home value and what you still owe, and one new payment based on careful assumptions.

The FreeUpCashFlow calculator puts those side by side. Put in the home value, your mortgage balance and payment, and each debt you'd want to roll in. Leave out anything that's almost paid off. Your answer is on the "Freed up each month" line.

Run the cashflow estimate →

Estimate, not a quote. The real figure will move once closing costs, taxes, insurance, your credit, the appraisal and the loan program's rules are counted. Only move when that freed-up number is big enough to care about, and you understand the debt is now secured by the home.

South Carolina closings put an attorney on the file

South Carolina residential closings, including refinances, are attorney-supervised. Build that into timing and cost. Your closing attorney confirms fees for your file. More on how that hits cash flow: South Carolina attorney closing costs and cash flow.

A Grand Strand story (and it wasn't even a refinance)

A couple from Virginia called me about buying a condo in Myrtle Beach. They come down every year on vacation, and they wanted a place of their own that they could also rent out on Airbnb from time to time.

They were doing the math the right way, in my opinion. Worst case: can we carry this condo payment if it doesn't rent one month? What if it doesn't rent at all?

Their plan was to put 50% down. When I took the application, I saw credit card balances that looked like they'd been there a while, and they weren't small. So I asked: why not put 25% down and use the other 25% to wipe out that credit card debt?

That changed the whole picture. With no credit card bills and no minimum payments, the worst case didn't scare them anymore. They told me, more or less, "Yeah, now if it doesn't rent for a month, we can absolutely carry that."

Same money, used a little differently. It freed up enough cash flow that they could go after what they really wanted, a great vacation spot for themselves, and do it from a comfortable spot instead of a stretched one.

If you already own your home here, a cash-out refinance or a HELOC works on the same idea: get the high-interest debt off the monthly bills so the month has room in it again.

Reasons to wait, or skip the house entirely

Hold off, or pick a different route, if:

  • A sale or move is coming up

  • Your income is in the middle of a change

  • Even with honest numbers, the estimate barely changes your month

  • Clearing the balances would take almost all the equity you have

  • Nothing about the spending changes, so the cards would fill right back up

  • You're looking at cash-out or a home-equity loan on a place that isn't your primary residence

If the math says no, that's a good answer to get before you sign anything.

  1. Run the FreeUpCashFlow estimate (not a quote) with the balances from your latest statements.

  2. If the monthly difference is worth a call, we'll go over cash-out versus keeping your first mortgage, what a South Carolina attorney closing involves, how much equity to leave in the house, and term options.

  3. Nothing here is a rate, an approval or a loan offer. You'd get those only once a lender has reviewed your credit, income and home against the program's guidelines.

If the estimate shows the month actually moves, we talk. If not, you know, without a loan app.

FAQ

Can seasonal tourism income still support a cash-out refinance in Myrtle Beach?

Income gets reviewed and documented. Seasonal or tourism-tied income doesn't automatically mean no, and it doesn't mean yes. Lenders look at how income is documented over time, not a single busy summer. No approval promise. Run the estimate first. If the math is interesting, we look at how your income shows up on paper.

Does a cash-out refinance change my 4% primary-residence property tax rate?

Don't assume a refinance changes your assessment ratio. The 4% legal-residence rate is about owning and living in the home as your primary residence. Keep it current through the Horry County assessor and SCDOR. Ask your assessor or closing attorney about your parcel. No tax-dollar claims here.

Should I use a HELOC so I can keep my first mortgage rate?

Often the first model if you locked a low rate in 2020-21. A home equity loan or HELOC can leave the first mortgage alone while you pay off high-interest balances. Cash-out replaces the first. Compare month to month. There is no blanket rule that says replace your mortgage.

Do I need an attorney to refinance in South Carolina?

Yes. South Carolina residential closings, including refinances, are attorney-supervised. Build that into timing and cost. See the closing section above.

Can I lock in the number the FreeUpCashFlow calculator shows?

No. It's an estimate, not a quote: an illustrated comparison, not a commitment to lend, an application or a rate offer. Actual terms come later, after credit, income, the house, closing costs and program guidelines are reviewed.

It's free. If the freed-up amount is big, give me a call. If it's small, you just saved yourself the paperwork.
