Steady Savannah paychecks, and still short every month
On the Savannah Area Chamber's list of major employers, Gulfstream Aerospace has 13,144 people in Chatham County. St. Joseph's/Candler has 5,553, and Memorial University Medical Center has 4,400. The Georgia Ports Authority has 1,790, and the Port of Savannah is home to the largest single-terminal container facility of its kind in North America. Out in Bryan County, Hyundai Motor Group Metaplant America has 1,444. Then come the school systems, SCAD, Georgia Southern, and the Army at Hunter Army Airfield and Fort Stewart.
If you work at one of those places, the income usually isn't the issue. The issue is how much of each check is gone before you touch it: the mortgage, a car payment, and three or four card minimums that barely dent the balances. You can have a good job at the plant, the hospital, the terminal or on post and still be out of money before payday.
Whether the house is in Pooler, Richmond Hill, Rincon or Hinesville, it works the same way. A coastal Georgia debt consolidation refinance comes down to one thing: after the high-interest balances are paid off with equity, do you have more money each month, or less?
Military families: orders, moves, and that low VA rate
Hunter Army Airfield is in Savannah. Fort Stewart sits about 41 miles southwest, in Hinesville. The Army says Stewart-Hunter, home of the 3rd Infantry Division, employs more than 25,500 people, including 21,200 full-time Soldiers and 4,350 Army civilians and contractors. More than 19,000 military retirees live in the surrounding communities.
If orders could move you in the next year or two, a new long loan to pay off the cards may not have time to pay for itself before you sell. That's one of the warning signs covered inwhen not to cash-out refinance.
If you have a VA loan with a low rate, think hard before you give it up. A home equity loan or HELOC is a second loan that sits behind your first mortgage and leaves it untouched, rate and all. A VA cash-out refinance goes the other way: the VA describes it as replacing your current loan with a new one. What Savannah-area home prices did over the past year
The number in your head for what the house is worth may be out of date. Here are August 2026 median sale prices next to August 2025, from Savannah Multi List Corporation data through ShowingTime InfoSparks:
Chatham:$350,500, down about 2.6%
Bryan(Richmond Hill): $424,900, up about 8.3%
Effingham(Rincon): $325,250, down about 1.4%
Liberty(Hinesville): $275,000, basically flat (up 0.2%)
Your house isn't a county median. An appraiser decides what yours is worth, and with prices flat or down in three of those four counties, plug in a conservative value. If the payoff only works when you borrow nearly every dollar of equity, stop there.
Three ways to handle it, including doing nothing
Cash-out refinance.Your current first mortgage is paid off and replaced with a new, larger one. The cards can be paid off from the difference at closing, if the loan is set up that way and underwriting approves it. After closing, there's a single mortgage payment. This fits when your current rate isn't one you'd miss and the new payment still leaves you more each month.
Savannah home equity loan to pay off debt, or a HELOC.Your first mortgage stays exactly as it is, and a second loan goes in behind it. Look here first when your first-mortgage rate is the cheapest money you've got.
Skip the equity.If the estimate barely changes your month, if it would wipe out your equity cushion, if you're about to sell, or if the cards would just fill back up, don't add debt to the house.
Whichever way you go, once those balances are paid with equity, they're owed against your house. Fall behind and the home is at risk. A lower monthly payment also isn't the same as paying less interest. Stretching balances over a longer term can cost more in the end.

What a Savannah, GA cash-out refinance would do to your month
Before you talk to any lender, line up three things: what you pay each month on the debts you want gone, a rough home value and what you still owe, and one new payment based on careful assumptions.

Georgia closing basics for Savannah homeowners
A Georgia attorney is part of your closing. The Georgia Supreme Court decided that drawing up a deed and handling its signing count as law practice reserved for Georgia-licensed lawyers. In a later opinion, it ruled out "witness-only" closings, where a lawyer shows up just to watch papers get signed.
There's also a Georgia tax you may see on your closing statement: the intangible recording tax. It applies to long-term notes secured by real estate, and the Department of Revenue allows the lender to hand the cost to the borrower. Keep your homestead exemption on file. The Chatham County Board of Assessors says you qualify if you own the home and live in it as your permanent residence as of January 1. In Bryan, Effingham or Liberty, check with your own county.
A Pooler homeowner's story
A card balance that won't go away gets heavy.
I worked with a homeowner in Pooler, just outside Savannah, who had credit card debt that had been hanging around forever. We did a debt consolidation cash-out refinance and rolled those card balances into the new mortgage. Their mortgage rate went up, but they still freed up $763 a month in cash flow. A higher rate, and more money left at the end of the month.

PCS orders might come in the next two years. Should I still do a cash-out refinance?
Maybe not, at least not until you've run the numbers against a short stay. A new long loan may not break even before you sell for a PCS move.
Can I pay off my cards without giving up my low VA rate?
Possibly. A home equity loan or HELOC can leave your VA first mortgage in place while you pay off the high-interest balances.
